Home Reports Scotland

Was thinking of buying a property in Scotland and came across some impending legislation that seems to of been exported across the boarder. A new improved version of the Home Information Pack namely the ‘Home Report’

As far as I can determine there are 3 parts to the Home Report

1) Single Surveys
2) Energy Report EPC (Energy Performance Certificate) and
3) Property Questionnaire

The Single Survey is a report designed to give the buyer a good idea of the market value and condition of the property. It also looks into the key area of ‘Accessibility’ and through audit, highlights areas of interest or concern for specific parties eg parents with young children, blind, partially sighted or disabled buyers who may require information of a different nature to the norm not available in a HIP as used in England and Wales

The Energy Report is an integral part of Home Reports and will show details of the property’s energy efficiency rating and associated potential environmental impact from carbon dioxide emissions. An Energy Report will suggest ways of improving energy efficiency and reducing fuel costs. The buyer can use the information in decision making and make an informed decision based on ‘Green Issues’

The Property Questionnaire part of the Home report is targeted more towards interested parties such as surveyors and solicitors as well as the any prospective buyers. This part of the report contains detailed information about any alterations, local authority notices, parking restrictions, covenants, council tax bands etc. and can speed up the conveyancing as well as provide invaluable information to all concerned
